The Enchanted Family is passionate about working to get you into the home you've envisioned. Whether your dream is sipping coffee on a backporch by the countryside or the space for a busy family to create lively memories around the dinner table, we have the floorplan and community for you!
Enchanted has refined our process to ease and optimize each step. We want to walk by your side as you build the house that will become your family's home. Our owner's strong faith, moral guidance, and building knowledge have developed over generations across the United States.
Read on to learn more about the outline, process, and order of your home build.
Over the years, Enchanted has optimized the building process to ensure as smooth a process as possible for our future homeowners. We have internal teams to proactively tackle any speed bumps that pop up in our construction process.
Our team will call every manufacturer in the US to get materials and combat market delays. We will not hesitate to drive several states to pick up materials, if available. If a subcontractor gets busy and a trade is swamped with work, our team prioritizes vetting and hiring new crews and tradesmen.
We continually analyze and consider all feedback. A true testament and honor to Enchanted is that our own team members and associates choose to build with us all the time.
From House to Home
Subdivision and House Plan
Perhaps the most difficult decision you will make is where to plant your future roots. Enchanted continues to vary subdivision locations across Spartanburg, Cherokee, and Greenville counties in the Upstate of South Carolina. Some properties are developed by Enchanted's sister company, ECS Development, while some are purchased from other local developers. We offer homes at all price ranges in many locations. Upon choosing a subdivision, a customer chooses an available homesite, or Lot.
Each subdivision offers a range of available portfolio plans that fit in the price range and series of the subdivision. This consistency helps ensure home values, standards, and helps us maintain peak quality for your future home. Finally, a homeowner will choose any variations to their chosen floorplan. These variations are known as "plan options." The variations help make our homes unique and optimal for your family's needs and lifestyle.
Contracting
At this stage, all fundamentals for the customer’s new build are put into writing. One of Enchanted’s experienced sales agents reviews this paperwork with the customer and/or the customers’ representation. Earnest money is submitted and the loan information is begun. A completed contract triggers the next phase.
Design Selections
Once the contract is executed and processed by the office, the Design Center reaches out to schedule an appointment for your color selections. Enchanted prides itself on having the most comprehensive Design Centers amongst builders in the upstate. Your design center appointment is a great time to choose upgrades within your budget.
Selections are based on the standards of each individual home. *Standard Series 6 (Elite) varies slightly in the design process.
Construction Phase 1: Site Prep
Once the Design Selections have been finalized, the home is placed on the Production Schedule.
Permitting - All permits are applied for, gathered, and site prep is completed.
Site Work - Depending on the lot, this may include tree clearing, earthmoving, excavation, and grading. Much of the property layout is predesigned by the developer.
Foundation and Underground Plumbing - Forms are set. If applicable our home, This may include setting forms, installing a vapor barrier or under ground plumbing, digging and pouring footers, pouring crawl space or basement walls, pouring a monolithic slab, waterproofing and backfilling. *Unique to most other builders, Enchanted uses poured concrete crawl space foundation walls (as opposed to block). It is Enchanted’s professional opinion that this method improves the quality and structural integrity of a crawl space foundation.
Once the site and foundation is prepared, your home is ready to move onto Phase 2.
Construction Phase 2: Build
Framing - The home’s floor(s) and walls are framed, followed by the roof trusses. Next comes the sheathing and moisture-resistant house wrap.
Doors and Windows - Exterior doors and windows are installed.
Roofing - 30-year architectural shingles are installed.
Rough-In Stage and Insulation - Plumbing, HVAC and Electrical rough-ins are installed. After Rough in inspections, insulation is installed.
Siding - Depending on your home, Vinyl Siding, Fiber Cement, or Brick is installed.
Drywall - Sheetrock is delivered and installed.
Once completed, primer is applied to walls, indicating the end of Construction Phase 2.
Construction Phase 3: Finishing
Trim and Moldings - Trim carpenters install interior trim such as chair-rail molding, crown molding and other various trim accents.
Paint - Interior and exteriors are painted.
Stone - Interior and exterior stone is installed.
Flooring and Cabinets - Depending on the type of flooring, it may installed before or after cabinets. Shower tile (when applicable) is also installed at this time.
Completion Date and New Home Orientation - A completion date is set and the Buyer’s New Home Orientation appointment is scheduled.
Interior Finishes and Trim Outs - Hardware, Electrical Trim, HVAC Trim, and Plumbing Trim are installed. Countertops are measured and installed. Interior Doors and Final Trim are installed. Appliances are connected and Carpet is installed.
Exterior Finishes - Garage Door, Gutters, and Landscaping are installed. Then your home will be pressure washed.
Final Paint and 1st Cleaning - After all interior finishes are installed, final paint, and the 1st cleaning is completed.
Quality Check and New Home Orientation
Enchanted has a Quality Assurance team that performs an extensive Quality Check on each and every home to ensure it meets Enchanted Building Standards. Supers meet with our quality team to ensure your home is in great condition for presentation.
Once through the Quality Check, the home receives a Final Clean.
Finally, the Buyer arrives for New Home Orientation… Completion of phase 3 triggers an internal completion date. An Enchanted Homes orientation rep reaches out to the Buyer to schedule New Home Orientation.
Closing
Finally, the day you’ve anticipated has arrived! Your agent will schedule a closing appointment shortly after your new home orientation. Your family will walk away from your closing appointment with the keys to a new construction home tailored to your families' lifestyle, design preferences, and needs. You can finally rest (after your fun moving day, of course) knowing that your builder is highly confident in our process and final quality product.
At the closing appointment, each new homeowner is presented with a Closing Binder that holds keys, garage openers, manuals, warranty information, subcontractor contacts, and various documents for your home. Everything our homeowners need after closing is located in the binder, from your paint color selections to contact numbers for utilities.
